"Abuelitos" Senior Gardens

Project Narrative:
This project will construct thirteen affordable rental units for seniors that have custody of their grandchildren. The project includes private and semi-private environments that can create social and public spaces for both the seniors, and the children. Currently the project is beginning the design development phase.
All fourteen units are two bedroom, with the small bedroom being a second floor loft. Along with the housing, there will also be an on-site childcare facility, and the project will also look to become a part of the San Ysidro Pilot Village Proposal. Site development allows for secure, controlled access and also contains a private garden for each unit, common gardens and public gathering spaces, and a dedicated enhanced public pathway. The site is less than one quarter of a mile to the trolley station and less that one block to other public transportation.
Teddy Cruz is also designing this project. The Fellow is assisting in the design team and in the analysis of the municipal code requirements and its effect on this type of development. This includes issues of variances, density bonuses, niche housing, and mixed-use, which will then be used as design principles to follow for the "Affordable Housing Overlay Zone" for the "S.Y. Pilot Village Proposal".
