Project Narrative:

This project consists of an eight-unit new construction project being offered as first time home-ownership, on Sellsway Street in San Ysidro. The project has completed construction and the qualifying families have now moved in! In addition, the project will continue and complete the "Sellsway Street" public art project. The project was inspired by Mexican architecture with its bright colors and linear design.

Details include a courtyard entry, more drought tolerant plants, wrought iron metal work for gates, entry shade structure, and windows. The duplex design allows for larger side yards than typical, 14ft. between house and fence, therefore, about thirty feet between duplexes. Each duplex shares the driveway, which is paved with various paving patterns and grass-crete pavers. The garages were also rotated so as to hide the garage doors from the street side and provide a canvas to continue the public art installation.

David Flores and Corky Poster of Poster Frost Associates, in Tucson, Arizona, designed the project and NTD Architects of San Diego, California completed construction documents. Swinerton Builders was the contractor for the project.

Buyer incentives include: The Federal Home Loan Bank AHP Grant, San Diego Housing Commission "silent second" Loan, and Housing Set-Aside Funding from the City of San Diego Redevelopment Agency. Construction financing was provided by California Bank & Trust.
