Project Narrative:
It was not until 1996 that Casa Familiar had gathered enough funding and support to attempt its first development. The first Casa Familiar housing project is the "Los Granados" Senior Shared Housing. This project is a mixed-use development with six apartments that share living spaces and the Casa Familiar Adult Services and until recently, Administration Offices, also on the first floor. The ground floor is comprised of the Adult Services Offices and a three-bedroom apartment where three senior women share living, kitchen, dining and laundry areas. The second floor contains the three-bedroom apartment for three senior men, also with shared living areas.
The project is located in the recognized historic part of the community and is centrally located to the rest of Casa Familiar facilities and housing projects. The property is fronted by Hall Avenue and is backed by Sellsway Street (a named alley), which is typical of lots in the historic area. The project was very successful in integrating in to the neighborhood fabric and was able to maintain some of structure that was there previously.
This project is still completely managed by Casa Familiar and has been very successful. By carefully managing our finances, we were able to pay off the mortgage in 2003, and now own this $500,000 asset.
Bundy & Thompson Architects from San Diego was the design firm. Project funding assistance included: LISC Acquisition Grant, Irvine Foundation Grant, CDBG Grant, other grants (ARCO, Wells Fargo Bank, Home Depot), and the S.D Housing Trust Fund.
