San Ysidro Affordable Housing Project Secures $33.7 Million State Grant

San Ysidro is set to benefit from a significant investment in affordable housing and sustainable infrastructure, thanks to a $33.7 million grant awarded by California’s Strategic Growth Council. The funding, part of the state’s Affordable Housing and Sustainable Communities (AHSC) program, was announced Thursday and will support the Avanzando housing project.

Casa Familiar, in partnership with Hitzke Development, are the key partners behind the Avanzando project, which will bring 103 rental units to the area, with 101 units designated as affordable. Located near public transit, this development is designed to offer residents easy access to essential transportation options.

San Diego Mayor Todd Gloria expressed his enthusiasm for the grant, highlighting the importance of the project. “The Avanzando project is a perfect example of affordable transit-oriented housing done right. Residents will have access to key bus routes and our Trolley’s Blue Line for efficient daily commuting. We are proud to support this project, which also features pedestrian and bike lane upgrades, because residents deserve a range of convenient transportation options.”

As part of the grant, the City of San Diego, a sub-recipient partner, will receive $320,000 to enhance transportation infrastructure around the project. Planned improvements include a half-mile of sidewalks with ADA-accessible pedestrian curb ramps and the conversion of two miles of Class II bike lanes into separated Class IV bikeways within the project area.

The grant will also fund upgrades to the Metropolitan Transit System, including the addition of 10 new bus shelters along the 906 and 907 bus routes and expanded weekend trolley service on the Blue Line.

Lisa Cuestas, Executive Director of Casa Familiar, emphasized the long-term impact of the project. “This funding is a critical step in our mission to create equitable housing opportunities and to build a community where 103 families can thrive for generations. The Avanzando San Ysidro Community Land Trust project exemplifies our commitment to sustainable development and community empowerment.”

The AHSC grant program, a state-funded initiative, aims to support the development of affordable housing projects that promote environmental sustainability. Ginger Hitzke, President of Hitzke Development, underscored the collaborative nature of the project. “Tackling the housing crisis requires more than just building homes; it demands a commitment to collaboration and innovation. By working collectively, we’re not just addressing the immediate need for affordable housing, but we’re also investing in the future of our communities.”
